Try resetting your XTree Disk Logging Method (Alt+F10, item 4 in v3.01) from Quick to Standard. That's usually the problem in Win98.

The Disk Logging Method mentioned above should fix you up. XTree is great at installing the frequent ZTree beta versions and for comparison between the two programs. (Plus is runs in DOS, which ZTree doesn't.)
